Boards + Committees

The Hollywood Partnership Board of Directors is comprised of a distinguished group of up to 25 property owners in Hollywood who oversee the management of the Hollywood Entertainment District PBID (Property Based Improvement District).

The HP Board of Directors generally meets on the third Thursday of each month.

Chase Gordon

Gordon California Properties, LLC – Chair of the Board

A native Angeleno, Chase Gordon’s family has been in Hollywood for over 75 years. He works in commercial real estate, specializing in both tenant and landlord representation. Mr. Gordon brings a unique knowledge of Hollywood, as well as a keen eye for underutilized space and value-add opportunities. He’s leveraged his deep understanding of the film and entertainment industries to better serve the real estate needs of his clients in both sale and lease transactions.

The foundation of Chase’s business philosophy is taking a holistic approach to every situation and building long-term, trust-based relationships with his clients. He received a Master’s in International Business from the Université de Nice – Sophia Antipolis in 2012, graduating with the highest possible honors. In the following year, he completed his MBA at San Francisco State University where he was an active participant in the Graduate Business Association. Though Chase lives in Eagle Rock with his wife and young son, he is a big believer in the Hollywood community and feels continuously reinvigorated by the progress that has been made over the last 25 years. Gordon currently serves as Vice Chair for The HP and Chair of the Place Enhancement Committee.

Jenifer Paquette

Kilroy Realty - Vice Chair

Jenifer Paquette is the Vice President, Asset Management for Kilroy Realty Corporation’s Los Angeles
portfolio, including several Class A properties in Hollywood. Kilroy’s Hollywood portfolio consists of
over 1 million square feet of mixed-use office, historical and retail space at Columbia Square, Sunset
Media Center and On Vine, in addition to two high-rise residential towers, Columbia Square Living and
Jardine. Jenifer has worked in the commercial real estate industry for over 20 years with experience in
operations management, asset management and leasing. As a board member, she hopes to assist in
the BID’s ongoing efforts to push for humane policies to rehouse homeless individuals, improve street
safety and cleanliness and implement beautification and revitalization efforts to improve the walkability
and overall experience for Hollywood’s businesses, residents, and visitors. Jenifer currently serves as
chair of the Advocacy & Economic Development Committee.

Tony Zimbardi

AMDA College and Conservatory of Performing Arts - Vice Chair

Tony Zimbardi is the Vice President of Campus Operations and Production at AMDA College of Performing Arts. AMDA is the first truly urban campus in Hollywood with a community of over 1,300 faculty, staff, and full-time students on the streets of Hollywood every day.

Overseeing the security and well-being of such a community requires an extraordinary amount of effort and coordination. In this role, Zimbardi works closely with many agencies, including LAPD and LAFD, the HP security team, real estate owners, and commercial groups. He is deeply dedicated to the community's safety and the neighborhood's improvement. Zimbardi recently completed his second term as The HP's Board Secretary and also serves on the Place Management Committee and Place Enhancement Committee.

David Gordon

Condominium Owner, The Broadway Hollywood - Secretary

David Gordon has lived in Hollywood for over 40 years, most recently as a homeowner at The Broadway Hollywood. Most of his career was at the O’Melveny & Myers law firm, where he chaired the Tax Department and worked extensively in areas involving corporate law, labor law, municipal finance, and litigation. Gordon is currently a Managing Director at Frederic W. Cook & Co., Inc., which advises boards of public companies with respect to all aspects of executive compensation. He currently serves on the Board of Directors of The Broadway Hollywood Homeowners Association and Hollywood 4WRD. Gordon previously served in leadership positions with many other organizations, including the Los Angeles County Bar Tax Section (chair), the Center for Early Education (chair), and the American College of Employee Benefits Counsel (President). Gordon’s overall long-term objective is to continue the upgrading of the Hollywood Entertainment District (HED), to help it achieve its potential of being a world class business/residential area.

Jeffrey Moghavem

Archway Holdings - Treasurer

Jeff Moghavem is the Vice President of Archway Equities, overseeing a variety of initiatives for Archway’s portfolio including acquisitions, asset management, construction, leasing, and property/financial management. During his time at University of Southern California, he obtained a Bachelor of Science degree in Business Administration from the Marshall School of Business as well as minor in Real Estate Development from the Price School of Public Policy. As a board member, Moghavem hopes to help continue the progress and revitalization of the community with a focus on enhancing safety, reducing homelessness, and implementing strategic placemaking initiatives. He is a member of the Place Enhancement Committee and ad-hoc Finance Committee.

William Doak

Stockdale Capital Partners, LLC

As managing director at Stockdale Capital Partners, Bill oversees the investment, asset management and property management of the firm’s $500 million hospitality investment portfolio which includes the Aster Hotel and Member club. Doak is a native Angeleno with 40 years experience in hotel management and hospitality real estate investments. Previously, he served as head of CIM Group’s hotel group that included the Hollywood Renaissance and Redbury Hollywood hotels. For the past 9 years, Bill has served on the Los Angeles Tourism and Convention Board of Directors, is past Chair of the Santa Monica CVB and for 6 years, served on Cal Poly Pomona Collins College of Hospitality Management’s Board of Advisors. Bill is a resident of Los Angeles, California. Bill hopes to serve on The Hollywood Partnership’s Board and support the continuing initiatives to house the homeless and improve safety and cleanliness, which are critical issues to
tourism and quality of life for Hollywood residents and businesses.

Eric Eisenberg

The Renaissance Group

Eric Eisenberg is an experienced urban redeveloper from Los Angeles, specializing in historic preservation and restoration. With a strong background in revitalizing communities, Eisenberg is dedicated to breathing new life into historic neighborhoods while preserving their unique character. His work blends the past with the present, ensuring that restored areas not only honor their heritage but also meet the needs of modern residents and businesses. Eisenberg is a Los Angeles County Commissioner for the Department of Arts and Culture. As a member of the Hollywood Partnership, Eric continues to apply his expertise to projects that enhance the cultural and architectural fabric of Los Angeles.

Brian Folb

Paramount Contractors & Developers

Continuing a long-standing family commitment to Hollywood, Brian Folb first joined the board in 2009 and served as the Board President of the Central Hollywood Coalition in 2011. As a Principal of Paramount Contractors & Developers, Folb represents the area surrounding the Sunset Boulevard/Wilcox Avenue area. He is a strident supporter of the BID and is interested in sustaining and enhancing the benefits provided to property owners in the BID.

An active member of the community, Folb serves on several boards, including the Hollywood Chamber of Commerce, Hollywood Chamber Economic Development Committee, Hollywood Chamber PAC, is a founding Board Member of the Friends of Hollywood Central Park, and is on the Honorary Advisory Board for The Center. In addition to being on the board of the Hollywood Police Activities League (HPAL), he is also serving as Treasurer for the Hollywood Police Support Association Board of Directors. Folb currently serves as Chair of the Stakeholder Engagement Committee.

Michael Gargano

Argent Ventures

As managing director at Argent Ventures, Michael Gargano oversees the development partnership between Argent Ventures and MP Los Angeles, which includes the proposed 1.2 million sq. ft. Hollywood Center project near the iconic intersection of Hollywood & Vine in Hollywood. Gargano has worked on major real estate development transactions, including Argent Ventures' redevelopment of the Manhattan Mall in New York City. Prior to joining Argent Ventures, he was a real estate attorney with Shearman & Sterling, where he represented institutional and government clients on major real estate and financial transactions. Gargano serves on the Hollywood Chamber of Commerce Board of Directors and the Fund for Public Health in NYC.

Cecilia Gomez

DJM Capital

Cecilia Gomez is a Hollywood native and established real estate professional with over 19 years of real estate experience managing assets of all product types including Class A office, mixed-use and retail. Gomez holds Hollywood near and dear as she saw Ovation’s development while she attended Hollywood High School just a few blocks south in the early 2000’s. She began her real estate career as a property coordinator with a boutique firm in 2005, subsequently joining CBRE in 2008. During her 13-year tenure at CBRE, Gomez worked her way from property coordinator to senior manager gaining the real estate expertise she excitedly brings to DJM and Gaw Capital at Ovation Hollywood. Before joining DJM, she oversaw a team and the day-to-day operations of a 2 million square foot mixed use portfolio in Hollywood for Kilroy Realty. Gomez currently serves on the Tourism District Overlay Zone Committee and Tourism Improvement District Steering Committee.

David Green

Nederlander West Coast

David Green is the Senior Vice President & Chief Financial Officer for Nederlander West Coast and
represents the property that houses the iconic Pantages Theatre and office building near Hollywood
and Vine as well as other Hollywood real estate parcels.  Green has been a steadfast contributor to
the Hollywood community for decades, as a member of both the BID and Hollywood Chamber of
Commerce (HCC) Board of Directors.  He currently serves on the boards of the Hollywood Central
Park, HCC Legislative Action Committee and the IATSE Local 33 Pension & Health & Welfare Trusts. 
On the BID board, he has served as president (1999 – 2001) at the time the board of directors
presided over two contiguous BIDs (the Phase 1 and Phase 2 BIDs which ultimately merged into one
BID in 2001).  He also previously served as Treasurer, as well as on the Nominating Committee
several times, and most recently served on the ad-hoc Finance Committee. Green is enthusiastic for
his next term and remains committed and excited about the future of Hollywood.

Amy Lemisch

Netflix

Amy Lemisch is Director of Studio Affairs┃Public Policy at Netflix supporting film and series production
and studio operations in the U.S. Her work focuses on production infrastructure development;
community and government relations; and content production facilitation. Prior to joining Netflix, she
was the longest serving head of the California Film Commission, where she oversaw the state’s efforts
to facilitate and grow film, television and commercial production and administered California’s multi-
billion-dollar Film & Television Tax Credit Program. Prior to joining the Film Commission, Ms. Lemisch
was a feature film producer with Penny Marshall’s company, Parkway Productions. She is looking
forward to supporting the work of the board and engaging in issues that improve the work/life
environment for residents and businesses.

Sarah Letts

Hollywood Community Housing

Sarah Letts is the Executive Director of Hollywood Community Housing Corporation (HCHC) and has over 30 years of experience in the development and financing of affordable rental housing. Since joining HCHC in 2016, Ms. Letts has directed the nonprofit organization towards significant growth by increasing the supply of affordable housing and permanent supportive housing owned and operated by HCHC. Prior to joining HCHC, Ms. Letts was the Executive Director of an affordable housing developer called Community Corporation of Santa Monica. She also spent eleven years at FannieMae where she invested over $2 billion in 300+ apartment buildings financed with low-income housing tax credit (LIHTC) equity. Ms. Letts earned degrees in Economics and Political Science from Stanford University and a Masters in Urban Planning from UCLA. As a member of The Hollywood Partnership Board of Directors, she will support the organization’s strategic priorities and contribute her knowledge and ideas for how to address the housing and homelessness crisis in the community.

Chad Lewis

Klein Financial Corporation

Chad Lewis is the Senior Vice President of Development & Senior Housing for Klein Financial
Corporation, a real estate investment, development and consulting firm specializing in tax exempt
bond multifamily residential development. Lewis is involved in the senior asset management of the
Company’s two real estate investment funds with investments in over 3,300 units and approximately
$770 million in property value and its 450 senior housing units. Chad has over 25 years of experience
in operations management, asset management, marketing and property entitlement. He studied
Communications at Queen’s University in Kingston, Canada, received a Graduate Certificate in Real
Estate Investment from Harvard University and is an alumnus of the Publishing for Professionals
Program at Stanford University. Lewis has previously served as Chair (2017-2018), Vice Chair, Chair
of the CEO Search Committee and member of the Executive Committee for The Hollywood
Partnership.

Anne Mehrtens

Hudson Pacific Properties

Anne joined Hudson Pacific Properties in 2015 and serves as Senior Vice President, of Studio
Operations. She is responsible for Sunset Studios and Quixote Studios operations in Los Angeles.
Before joining Hudson Pacific, Anne was Vice President, Asset Management for Topa Management
Company is a diversified holding company in Los Angeles that focuses on beverage distribution, automotive retail, insurance/financing, and real estate. Mehrtens also worked as Vice President of Operations at GE/Arden Realty. During her tenure at GE/Arden, she managed over 9 million square feet of office space spanning Los Angeles, Northern California, Pacific Northwest & Chicago. She held several other executive roles at Arden, Sr. Portfolio Manager, Portfolio Manager and Senior Manager. Mehrtens currently serves as a board member of the Hollywood Chamber of Commerce.

Michael Nazzal

Yorkwood LLC

Michael Nazzal has been the property manager of 6800-6820 Hollywood Blvd. for the past fifteen years. He is also part owner and the manager of the Walk of Fame Hostel Hollywood. Having grown up in Los Angeles, he graduated from Loyola High School and completed his Bachelor of Science from Santa Clara University. Nazzal was involved with the BID and the Tourism District Overlay Zone (TDOZ) formation during the HED BID Renewal in 2018 and currently serves on the TDOZ Steering Committee. Since then, Nazzal and the committee have successfully implemented changes to improve the walkability and safety on the Walk of Fame. As a board member, Nazzal would like to focus on improving the District for both residents and tourists.

Kelly Olin

Federal Realty Investment Trust

Kelly Olin manages the Los Angeles real estate portfolio for Federal Realty Investment Trust (FRT), which includes the iconic Galaxy Theater Building and the Peterson Building on Hollywood Blvd. Prior to Federal Realty, Olin managed a portfolio for a California Special Health District, with a concentration on asset management, strategic development, and leasing. A transplant from the east coast 20 years ago, she has managed properties ranging from hospitals to shopping centers to high-rise office buildings, with a consistent focus on creating safe and enjoyable places to work, play, and live. This focus continues for the work ahead for the Hollywood Partnership. Olin currently serves on the TDOZ Steering Committee and is a member of the Hollywood Chamber of Commerce. Olin received her Bachelor of Science Degree and Master's Degree, in Business Administration and Management, from Western Governor's University. A resident of Redondo Beach, and a beach girl raised on both coasts and Hawaii, Olin can often be found on The Strand, or vacuuming sand out of her car.

Joe Rehfeld

Condominium Owner, W Residences Hollywood

Joe Rehfeld and his family have worked, lived and enjoyed the arts and outdoors in Hollywood for 15
years. A residential property and business owner, Rehfeld desires to bring the residential voice to the
Hollywood Partnership while supporting commercial property owners and businesses vital to
Hollywood’s success. He envisions engaging more Hollywood stakeholders in the community’s on-
going revitalization and growth. Rehfeld earned a B.A. from the University of Washington and worked
in mergers and acquisitions, business development, finance and marketing for Microsoft Corporation
and several start-up technology ventures. He co-founded Brentwater Partners in Hollywood in 2010
with his son, managing clients’ financial and business affairs. He serves on the Hollywood Partnership
Stakeholder Engagement Committee and Finance Committee.

Larry Wilkes

Related

Larry Wilkes, Vice President of Related California, represents Argyle House, Related’s luxury apartment tower development in Hollywood. Wilkes is responsible for managing the origination, financing, entitlement, development and asset management of numerous market rate, mixed-income and mixed-used developments throughout California. He brings to the board expertise in real estate development, finance and land use policy and has an MBA from the University of North Carolina Kenan-Flagler Business School. Through his work on the board, he hopes to continue the growth and revitalization in Hollywood, creating new public facilities like parks, green space, and recreational facilities, and attract new businesses and residents to Hollywood.

Elections

The election process is now closed and will begin at the end of May each year.  Property owners should expect to receive an application from the Nominating Committee on or before the first Thursday of June for consideration to be elected as a director.
