The proposed project involves the construction of a mixed-use development on two adjacent sites, Site 1 (located at 1610-1638 N. Las Palmas Ave and 1623-1645 N. Cherokee Ave) and Site 2 (located at 6626-6636 W. Hollywood Blvd and 1638-1644 N. Cherokee Ave). Site 1 is currently developed with three existing structures and a surface parking lot; the project proposes to maintain two of the existing structures and demolish the third structure and surface parking lot for the development of a new complex with a total of 393 new residential units and approximately 53,500 square feet of commercial space (including approximately 11,300 existing square feet to remain). Site 2 is currently developed with four existing structures (two fronting Hollywood Blvd and two fronting Cherokee Ave) and a surface parking lot; the project proposes to maintain most of the buildings on Hollywood Blvd (and to demolish a small rear portion of both buildings) and to demolish the buildings on Cherokee Ave and the surface parking lot for the development of a new building with 240 new residential units and approximately 58,000 square feet of commercial space (including approximately 27,000 existing square feet to remain). Development on Site 1 will be a maximum height of 15 stories and 183 feet. Site 2 will be a maximum height of 13 stories and 155 feet. The project proposes 336 vehicle spaces on Site 1 and 108 vehicle parking spaces on Site 2.
